BUILDING MANAGEMENT
Our goal is to give our tenants a better understanding of building services and amenities offered at 120 South LaSalle to enhance your experience in the building. This website offers an easy-to-use guide to building operations, amenities, policies and procedures.

Services typically provided by the building engineers, HVAC service, the Fitness Center & Building Conference rooms are not available on Saturdays after 1:00 p.m., Sundays & Building Holidays.

Janitorial services are not available on weekends or Building Holidays.

Building Security is available 24/7 including on Building Holidays.
SERVICE REQUESTS
​A full staff of Building Engineers are on site during normal business hours, Monday through Friday to guarantee speedy response to your maintenance inquiries and requests. Staff are equipped to handle varying degrees of electrical, lighting, plumbing, cooling, heating, door and lock issues. 

Tenants are billed at established rates for engineering / maintenance services. 
  • A member of Engineering investigates a request
  • Materials are purchased (if necessary) for the completion of the request
  • A member of Engineering or Janitorial staff complete a billable request
If further planning or assistance is required, the Engineer will consult with the Building Management Office. Together, they will prepare a proposal for approval by the Tenant or Tenant's authorized representative, and coordinate the completion of the work. 

Tenants and authorized tenant representatives can submit requests for routing maintenance, track the status of previously submitted requests or communicate with the Building Management Office and Engineering staff using Building Engines.

HEATING AND COOLING (HVAC SERVICE)
Heating and air cooling services are provided daily, in season, from 8:00 am to 6:00 pm Monday through Friday,  and on Saturdays from 8:00 am to 1:00 pm, Sundays and holidays excepted. If the temperature in your office needs adjustment, please submit a service request via Building Engines. 

After-hours heating and air cooling services are available upon request at an additional request. The current rate for after-hours heat is $100 per hour. The current rate for after-hours cooling is $30 per hour. There is also an additional cost of $15 per hour for ventilation to additional floors. 48 hours advance written notice is strongly recommended. 

All requests for after-hours heating and air cooling services should be submitted via Building Engines.

JANITORIAL AND TRASH REMOVAL
Janitorial Service

The cleaning of 120 South LaSalle is managed by Harvard Maintenance. Janitorial services such as vacuuming, mopping, trash removal, dusting, window cleaning, restroom cleaning, etc. are provided on a daily basis, after-hours. 

Should a cleaning issue arise during regular business hours, please submit a service request via Building Engines. 

Special cleaning services outside of the contract cleaning specifications can be arranged at an additional cost. Requests should be made via Building Engines or through the Office of the Building. ​
Trash Removal Program

Office trash is picked up from waste receptacles Monday through Friday. Items that do not fit in waste receptacles that you would like to be disposed of must be labeled with an orange "Please Throw Out" sticker. 

If you expect a high volume of trash or you require a special waste pick-up, please contact the Office of the Building at 120admin@cushwake.com or (312) 288-7500.

If you need to have trash removed from your suite during the building hours, please contact the Office of the Building. 

No trash bags, boxes, or other loose items designated for disposal should be left in the common area corridors. 

Note: Building Management is not responsible for disposed items. Please take care not to leave important papers or other items where they can be mistaken for trash.
DELIVERIES & MOVES
Deliveries

Deliveries may be made Monday through Friday from 6:00 AM - 6:00 PM. Any and all freight deliveries MUST be delivered through the loading dock behind the building. A freight elevator is available for use and should be scheduled through the Office of the Building. 

On-site Security, Engineers and Building Management personnel do NOT accept deliveries for tenants. 

Move-In Guide

Please note that all moves and deliveries must be scheduled with Building Management in advance. All moves must take place before 8:00 am or after 5:30 pm on weekdays, or on the weekends. All moves require scheduling of a dock security officer for insurance and security purposes. The tenant will be charged the current overtime rate for this employee.
 
Movers must be insured according to our building requirements and provide proof of union status. Please contact the Office of the Building for a list of union moving companies and our insurance requirements. ​
